Calling an emergency plumber in South Brunswick usually means one of two seasons: a hard freeze or a hard rain. Plainsboro Pro Plumbing dispatches licensed plumbers from Plainsboro, which borders the township, to Monmouth Junction, Dayton and Kendall Park at any hour.
This page follows the calendar instead of a service menu. Each season brings its own failures, and South Brunswick adds a twist most neighbors do not have: the township operates its own water and sewer utilities.

A plumbing year in South Brunswick
The same house fails in different ways depending on the month.
| Season | What tends to fail | What to do first |
|---|---|---|
| January and February. | Pipes in exterior walls and garages freeze and split. | Open the tap slightly and warm the wall with a hair dryer on low. |
| March and April. | Thaw floods window wells and starts sump pumps. | Test the pump by pouring a bucket into the pit. |
| June to August. | Summer storms overload drains and storm inlets. | Clear leaves from downspouts and keep them off the sewer. |
| September | Tropical remnants flood basements fast. | Keep a battery backup and a clear discharge line ready. |
| October to December. | Old water heaters fail under heavy cold-weather use. | Look for rust at the base and a damp floor. |
The rows are general patterns for central New Jersey, not a forecast for any one house.
January: when the line freezes
In the Trenton area normals, January averages a low of 24.3 F, and a few nights each winter fall far below that. Pipes in an unheated garage, an outside wall or a crawl space are the usual victims. A split often stays hidden until the thaw, when water suddenly pours from the break.
If a tap runs dry in cold weather, shut the main before you hunt for the cause. A frozen run that has already cracked is a job for burst pipe repair, and it is best found with a thermal camera before walls are opened.
Before we arrive: if you have an active leak or burst pipe in South Brunswick
Take these steps in order while the plumber is on the way.
Find the main
Locate the valve where the line enters the house and turn it off fully.
Protect the electrics
If the pit or floor is wet and the panel is in the same room, stay out and say so when you call.
Drain the plumbing
Open the lowest tap and one upstairs tap to empty the lines.
Move valuables up
Carry anything stored on a basement floor to the first level.
Record the damage
Take photos and video before mopping so your insurer can see the original condition.
September: what Ida did to Kendall Park and Monmouth Junction
On September 1 and 2, 2021, the remnants of Ida dropped more than six inches of rain on the township in a few hours. Police, fire and EMS answered 125 calls in 12 hours, and 11 of them were for flooded basements. The township reported about 50 homes damaged, with flooding widespread in Kendall Park and Monmouth Junction.
Route 1 at Raymond Road was named afterward as a spot with continuing stream overflow, and Raymond Road, Blackhorse Lane, Major Road, Oakey Drive, Hawthorne Road, Shelly Road, Mapleton Road and Deans Rhode Hall Road were listed as affected. If your street is on that list, put a battery backup on the pump and test the check valve each spring.
A dry pit is only half the story. Water that cannot leave the yard comes back through the slab, so persistent seepage is a question for basement waterproofing and grading, not only for a pump.
Sump pump trouble when the ground is saturated
Pumps fail at the worst moment because they sit idle for months. The switch sticks, the float jams against the pit wall or the check valve lets water fall back into the pit. Each failure produces the same result, a pit that fills while the motor hums or stays silent.
A repair visit tests the float, the cord, the discharge line and the check valve in that order. Our sump pump repair work also looks at where the discharge ends, because a hose that dumps beside the foundation sends the water straight back to the pit.
Who to call when the utility is the township
South Brunswick runs a Water Division and a Sewer Division, so there is no New Jersey American Water account to call. The water comes from deep wells in the Farrington Aquifer plus water purchased from New Jersey American Water through an interconnection. Sewage travels to the Middlesex County Utilities Authority plant.
For a suspected problem in the street, such as a main break or a sewer surcharge, the township handles it, and its after-hours utility emergencies are routed through the police department. For anything past your property line toward the house, the pipe is yours, and we handle it.
Kendall Park: ranches from 1956 to 1961
Builder Herbert Kendall put up about 1,500 houses in three phases between 1956 and 1961. The first phase was three-bedroom, one-and-a-half-bath ranches, followed by four-bedroom ranches and colonials. Houses that old have usually had at least one round of plumbing work, so ask what was replaced before you assume anything is original.
When a ranch has repeated slow drains, a camera pass through the main shows whether the pipe has settled or been invaded by roots. A stoppage that returns after a snake is the usual reason to schedule drain cleaning with a camera instead of another quick fix.
Lead lines: the township reports one
The township's 2024 service line inventory reports one known lead or galvanized line out of roughly 15,000 service lines, with no unknowns. State law still requires water systems to replace lead service lines by July 2031. If you want to know what your own line is made of, ask the Water Division before you pay for any digging.
Permits, digging and the warehouse corridor
A like-for-like water heater swap counts as minor work under N.J.A.C. 5:23-2.17A. Notice goes to the Construction Code office at the Municipal Building on Ridge Road before work starts, and the permit application follows within five business days. Before any trench, dial 811 and give three business days' notice.
Along the Route 130 corridor, a warehouse site on Dunhams Corner Road is listed inside the Middlesex County Utilities Authority sewer service area, and buildings like that call for commercial plumbing instead of residential methods. Kingston, Deans and Dayton keep older village housing, so expect more surprises behind the walls there.
South Brunswick's construction office applies the same state plumbing subcode, the National Standard Plumbing Code, as every other New Jersey municipality, so ask your plumber who files the notice or permit with the township.

South Brunswick plumbing questions
Yes. The 24/7 line is answered around the clock, and a licensed plumber is dispatched from our Plainsboro base. Same-day appointments are offered when available for work that can wait.
We cover the three main township ZIP codes: 08852 for Monmouth Junction, 08810 for Dayton and 08824 for Kendall Park. Kingston sits on the Franklin Township line and its ZIP spans two towns, so tell us the street address and we will confirm.
No, the township runs its own water and sewer utilities. It does buy some water from New Jersey American Water through an interconnection, but billing and street-side repairs go through the township.
A battery backup pump is usually the better addition, because storms often knock out power. A plumber can size it after checking how fast your pit refills.
Shut the main, open the faucet and warm the wall slowly. If you see water or a bulge in the pipe, call right away.
